Supporting a Diverse Community through Affordable Housing

The median family income in DC in 2021 was $129,000 for a family of 4.  Affordable housing units are typically allocated for families with very low income relative to median (less than $38,700), low income relative to median (less than $103,200), and around median income (less than $154,800).

Enabling new construction or rehabilitation of existing properties to "up zone" provides increased density to the area, expanding the ability of development to be profitable and the tax base for the city.  By requiring a portion of these new units to be tier-priced at Very-Low, Low, or Near-Median income levels, this is a win for developers, residents, and people who are looking to move to our Ward 3 community.

This supports a diverse population and enables people who are working within our community providing necessary services like public school teachers, emergency workers, and many small business owners to have a sustainable path to residency here as well.

Ensuring that community members can work and live here

By ensuring that new development contains significant allocations of units aligned to the income-guidance levels above, our community will be able to open up opportunities for residency of people and their families providing essential services from teachers to nurses to public safety.

Aging in place

Having an easily accessible mixed-use residential and retail corridor with essential services located nearby enables residents of all ages and abilities to live here and thrive throughout different life stages.

Focusing on "up zoning" around business and transit hubs

By encouraging developers through incentives to provide higher density housing (and potentially some retail on the lower floors), we can increase the vibrancy of our neighborhood to attract and sustain new businesses.
